For more than 20 years, Stephen’s business pursuits have encompassed acquisition, financing, leasing and sales, property management, building services, and construction management across a broad spectrum of real estate sectors such as raw land, multifamily, retail, and office development. His goal in all of his endeavors is to ensure continued quality growth and to provide thoughtful and creative administrative oversight.

As Executive Vice President, Stephen is applying his business management experience during Tipping Point’s current market expansion enabling the company to reach a wider array of customers and end products for the beneficial use of sediments. He contributes new perspectives to contract development, manages insurance and liability obligations, prepares for the financing of growth and operations, as well as general administrative operations. Additionally, Stephen uses his real estate experience to identify a new range of customers for Tipping Point’s patented technologies on land development for engineered fill, stabilization, and capping for beneficial use opportunities.

Previously, Stephen directed the management and led the $17.2 million sale of two buildings in Evanston, IL with a combined 86 apartment units and 10,000 sq. ft. of commercial space, for which he had previously secured a 223F loan from the Department of Housing and Urban Development. He has managed commercial projects of a similar scale in Phoenix Arizona, Edwards Colorado, the Hudson Valley in NY, and the shoreline of Connecticut.

Stephen’s asset management experience stems from over a decade of research, investing, and allocating funds across various entities to achieve stable growth outside of the stock market. He has secured and managed individual debt amounts over $10 million for acquisitions and refinancing of real estate and business. He has operated under a broad variety of underwriting conditions, whether HUD, Fannie/Freddie, insurance company debt, traditional bank lending, and private party.

In addition to his executive leadership experiences, Stephen has personally held roles as property manager, sponsoring broker, and in-house general contractor at several companies.

At a Chicago-based apartment rental company, Stephen began the application and lease processing department and directed all coordination between tenants and landlords for thousands of listings across the Chicago-land marketplace.

As field manager at a Chicago-based janitorial services company owned by his family, Crescent Cleaning Company, Stephen prepared proposals for and secured multi-million dollar client accounts, and managed over 200 union and non-union service workers across 1+ million sq. ft. of office and commercial space. Subsequently, he solely directed the sale of Crescent Cleaning Company.

Stephen graduated from Northwestern University (Evanston, IL) and achieved Eagle Scout rank with the Boy Scouts of America.

In collaboration with the team of trusted partners and experts at Tipping Point, Stephen will contribute his expertise toward the Tipping Point mission as it grows and expands its offerings.
